Palmetto Bluff Real Estate: What It Is, Why It's So Exclusive, and What to Know Before You Buy - Updated Oct. 2026
Palmetto Bluff is a gated 20,000-acre community, resort, and conservancy on the May River in Bluffton, South Carolina. In August 2026, the median sold price was $2,595,000, and the year-to-date median sits at $2,695,000. If you're thinking about buying here, the three things worth understanding before you tour are the club structure, the design review process, and how long homes are taking to sell.
I'll walk through all of it, plus the latest numbers.
What is Palmetto Bluff?
Palmetto Bluff is big. We're talking 20,000 acres, about one and a half times the size of Manhattan, with 32 miles of riverfront. It sits between Savannah and Hilton Head Island, roughly 30 minutes from Savannah/Hilton Head International Airport and 15 minutes from Hilton Head Island Airport.
The land has a long history. It started as plantation property, and a New York banker named Richard T. Wilson pulled it together in the early 1900s and gave it the name it still carries. Later it became a hunting preserve for the Union Camp paper company. Crescent Communities bought it in 2000 and began planning the community you see today, and in 2021, South Street Partners and Henderson Park Capital Partners took over ownership.
Life here revolves around two villages. Wilson Village is the original, with the Village Green, a chapel, shops, restaurants, and river access. Moreland Village came later and has a more modern, rustic look. It's also home to the Conservancy and the Palmetto Bluff Club. Around the villages you'll find cottages, larger estate homes, and properties along the river and the golf course.
The amenities are what people tend to remember. There's the Jack Nicklaus Signature May River Golf Course, along with Crossroads and Anson Point, the Wilson Lawn & Racquet Club, equestrian facilities, a shooting club, a marina, and miles of trails. The AAA Five Diamond Montage Palmetto Bluff resort and spa anchors the whole place.
Why is Palmetto Bluff so exclusive?
The gate is the least of it. What keeps Palmetto Bluff rare is how it was planned.
The master plan caps the community at around 4,000 homes on 20,000 acres, so there's a lot of land for every house. The Palmetto Bluff Conservancy, a nonprofit founded in 2003, protects the forests, waterways, and wildlife, and roughly 7,000 acres are set aside as preserved forest. A Design Review Board guides how every new home is built, which is why the neighborhoods feel so cohesive. And access to some amenities, golf in particular, is limited through separate memberships that can come with waitlists and six-figure joining fees.
Scarce land, protected land, and consistent design are what you're paying for.
What to know before you buy
Start with the club. Homeowners are generally required to be members of the base Palmetto Bluff Club, which covers the pools, fitness centers, racquet facilities, and some of the restaurants. Golf, boating, and shooting are separate, optional memberships. According to Island Packet reporting, the base club joining fee is currently $0, a change that followed a legal challenge to the old mandatory structure. The same reporting says the Tier I golf joining fee went from $200,000 to $300,000, and there's a waitlist. That means a home with a transferable golf membership can carry real extra value for the right buyer. Fees and policies change, so get the current numbers in writing before you make an offer.
Budget beyond the purchase price. Plan for annual POA dues, base club dues, and the cost of any optional memberships. Ask for the current fee schedule and whether any increases are coming.
Understand who owns what. Unlike most private communities in Beaufort County, Palmetto Bluff is owned by a developer rather than by its residents. Homeowners have sued over club governance, and that has been publicly reported. It doesn't mean you shouldn't buy here, but it's worth reading the documents and talking it through with your attorney.
If you're building or renovating, factor in design review. New construction and exterior changes go through the Design Review Board, so give yourself time for approvals.
Look at flood zone and insurance early. A lot of the best properties are on or near the water. Order an elevation certificate and get an insurance quote while you're still in your due diligence period.
Check the property tax picture. South Carolina assesses legal-residence homes at a lower rate than second homes and investment properties, and the difference can be significant. Confirm how it applies to you with the Beaufort County Assessor.
Get a local guide. Membership transfers, design guidelines, and POA documents differ from one property to the next. It helps to have someone read them with you before you're under contract.
Palmetto Bluff market update: August 2026
The latest Hilton Head Area REALTORS® numbers show a busy market where homes still take a while to sell.

Here's how I read it.
Demand is up. Year-to-date closed sales are up almost 88% over last year, though 2025 was a fairly quiet comparison. Supply is tighter too, with the number of homes for sale down about 29% to 41. At August's pace of 13 sales, that works out to around three months of inventory. That's my own math, not an HHAR figure.
Prices look firm. Homes are selling at about 95.5% of list price year to date, so buyers have some room to negotiate, just not a lot. And the pace is unhurried. At 154 days on market, the typical sale takes about five months. Luxury buyers in Palmetto Bluff tend to take their time, and sellers do best with a patient, well-priced strategy.
One caution. August 2025 had only four sales, so the monthly percentages look dramatic. The year-to-date numbers tell the steadier story.

Is Palmetto Bluff the right fit?
It's a great match if you want privacy, nature, and a ready-made social and recreational life, and you're comfortable with a club-centered community and its fees. It may not suit you if you want a community owned and governed by its residents, or if you'd rather skip club dues entirely.
