Sun City Hilton Head Homes for Sale: What the Summer 2026 Market Shift Means for You

If you've been watching Sun City Hilton Head homes for sale over the past few months, you've probably noticed something doesn't quite add up. Fewer homes are hitting the market. The ones that are listed are taking a lot longer to sell. And yet, the number of homes actually closing each month has barely budged.

That combination of shrinking inventory, longer days on market, and stable closings isn't a real estate market crash. It's a rebalancing. And it changes the playbook for anyone thinking about buying or selling in Sun City / Riverbend before the end of 2026.

I pulled the official June, July, and August 2026 Local Market Update reports for Sun City / Riverbend, produced by REsides, Inc. and the Hilton Head Area REALTORS®, and broke down what the last 90 days actually show and what it means depending on which side of the transaction you're on.

Three Trends Worth Paying Attention To

1. Inventory keeps shrinking, and it's not slowing down. For three straight months, the number of Sun City / Riverbend homes for sale has run 17-23% below where it stood a year ago. That's a meaningful, sustained drop, not a one-month blip.

2. Days on market spiked hard this spring, then started correcting. Homes that sold in June and July took roughly 50-94% longer than they did in 2025, the biggest gap this market has seen in years. But August's number (119 days) actually came in below August 2025 for the first time all summer. That's an early signal the market may be finding its footing again after an unusually slow spring.

3. The 12-month rolling median has quietly decoupled from the broader Lowcountry market. Through 2023, Sun City / Riverbend's rolling median sales price tracked almost in lockstep with the "All MLS" line across the wider Hilton Head Island/Bluffton market. Since mid-2024, that's changed: the broader market has continued climbing toward the $545,000-$550,000 range, while Sun City / Riverbend's rolling median has drifted down closer to $480,000-$485,000. In other words, this specific 55+ market is behaving differently than the region as a whole, which is exactly why neighborhood-level data matters more than a headline "Lowcountry market" stat right now.

4. Sellers who price correctly are still getting close to full ask. Here's the detail that ties the whole story together: percent of list price received has barely moved. It's still sitting at 97.2%-97.7%, essentially flat year over year. If overpricing were the norm, that number would have fallen much further. What that tells us is that well-priced homes are still closing near asking price; it's the overpriced listings sitting unsold that are dragging the days-on-market average up so dramatically.

What This Means If You're Buying

For buyers, this is the most balanced Sun City Hilton Head has looked in several years:

  • Less competition per listing. With inventory down more than 20% versus last year, you're not competing against as many other buyers for the same home.
  • More time to make a decision. Homes sitting 119-130 days instead of 60-80 means you're less likely to feel rushed into an offer.
  • A median price that's actually below last year. Year-to-date median is down 3.5% versus 2025 — a real, if modest, opening for buyers who've been priced out during the last few years of appreciation.

The trade-off: because well-priced homes are still moving near full ask, don't assume every home is a bargaining opportunity. The data on properly-priced listings is soft on quantity, not on price integrity.

What This Means If You're Selling

For sellers, the read is different, and it comes down to one word: pricing.

  • Fewer competing listings works in your favor. Inventory has been 17-23% below last year for three consecutive months, and August's new-listing pace actually slowed 10.4% year over year, meaning fewer sellers are testing the market right now.
  • Buyer demand hasn't disappeared. Closed sales have stayed remarkably steady all summer (64-67 homes per month), and YTD closings are actually up 1.8% over 2025. Buyers are still transacting.
  • The days-on-market spike is a pricing story, not a demand story. Homes priced to current market conditions from day one are still closing near 97-98% of list price. Homes priced for the 2024 market are the ones sitting for four-plus months.

If you're weighing whether to list now or wait, an accurate, current valuation matters more this fall than it has in years. Start with a free home valuation, or reach out directly to talk through selling your Sun City Hilton Head home.

Beyond the Numbers: Life in Sun City

Market data tells you when to move. It doesn't tell you why people choose Sun City Hilton Head in the first place: the 3 golf courses, the resort-style amenities, the 100+ clubs, and a genuinely social, active 55+ community inside the official Sun City Hilton Head POA.

We cover that side of things too. A Couple of Outside Factors Worth Watching

Two things outside the Sun City / Riverbend data itself are worth keeping an eye on as you plan a move:

  • Mortgage rates. Buyer affordability nationally still hinges heavily on where rates land. Freddie Mac's Primary Mortgage Market Survey is the standard weekly reference for current 30-year fixed rates.
  • Property taxes and reassessment cycles. Beaufort County reassesses property values on a set cycle, which can affect carrying costs for both current owners and incoming buyers. The Beaufort County government site has current assessment and millage information.

Frequently Asked Questions

Why is the market area called “Sun City/Riverbend”?

The Hilton Head Area REALTORS® (HHAR) Local Market Update combines Sun City Hilton Head and Riverbend into one reporting area labeled “Sun City/Riverbend.” When presenting statistics from these official HHAR reports, we use the same geographic name so the terminology and market data remain consistent with the source. Sun City Hilton Head and Riverbend are distinct residential communities, but their results are grouped for the HHAR market report.

Are home prices dropping in Sun City Hilton Head?

Yes, modestly. The year-to-date median sales price for Sun City / Riverbend through August 2026 is $475,000, down 3.5% from the same period in 2025. Individual months have been more volatile ($436,120 in July versus $506,500 in August) due to the smaller number of monthly sales, but the year-to-date trend and the rolling 12-month chart both point to a gentle softening rather than a sharp decline.

How many homes are for sale in Sun City Riverbend right now?

As of the most recent August 2026 report, inventory stood at 187 homes for sale, down 23% from August 2025. Inventory has run below year-ago levels every month for at least the past three months.

Is now a good time to buy in Sun City Hilton Head?

For buyers, current conditions offer less competition (inventory down 17-23% YoY), more time to evaluate a purchase (days on market up sharply for much of the summer), and a lower year-to-date median price than 2025. Well-priced homes are still selling close to full asking price, so buyers shouldn't expect steep discounts on properly priced listings. The opportunity is in reduced competition and negotiating time, not necessarily in price.

How long are homes taking to sell in Sun City Hilton Head?

Days on market ran 119-130 in June through August 2026, compared to roughly 66-81 days during the same months in 2025. Year-to-date, the median is 138 days versus 72 days a year ago. August's figure was the first month this summer to come in below its 2025 comparison, an early sign of stabilization.

Should I sell my Sun City Hilton Head home now or wait?

The data has made the case for listing now: inventory (your competition) is down significantly, new listings slowed in August, and closed sales are holding steady, meaning buyers are still active. The key variable is pricing accuracy. Sellers priced to current market data are still closing near 97-98% of list price, while overpriced listings are driving the longer average days on market. A current valuation is the best starting point before deciding.

What is the median home price in Sun City Hilton Head in 2026?

Year-to-date through August 2026, the median sales price in Sun City / Riverbend is $475,000. On a rolling 12-month basis, the neighborhood has been trending in the $480,000-$500,000 range through 2026, below the broader Hilton Head Island/Bluffton MLS-wide median, which has continued climbing toward $545,000-$550,000 over the same period.
