Lowcountry Active Adult Communities Compared: Which Community Fits You?

If you are looking for a 55+ community near Hilton Head Island, the hardest part may not be finding an attractive home. It is deciding what you want everyday life to feel like after you move.

The southern South Carolina Lowcountry has five principal age-restricted active adult communities offering deeded homes through the traditional real estate market: Sun City Hilton Head, Latitude Margaritaville Hilton Head, Four Seasons at Carolina Oaks, The Haven at New Riverside, and Four Seasons at Hilton Head Lakes. Abbey Glen at New River is also commonly marketed toward active adults because of its low-maintenance homes and amenities, but it is not legally age restricted. Each offers single-level or main-level living options, community amenities and opportunities to meet neighbors, but they differ significantly in scale, atmosphere, location, golf access, home choices and stage of development. This comparison does not include rental-based independent-living residences, assisted-living communities or other all-ages neighborhoods that are not principally marketed for active-adult living.

What are the differences in the active adult communities? The quick answer

  • Sun City Hilton Head offers the largest selection of homes, clubs and amenities, including three golf courses. It best suits buyers who want choices and do not mind living in a very large community.

  • Latitude Margaritaville Hilton Head has the strongest entertainment-centered identity, with live music, dining and resort-style amenities. It suits buyers seeking an upbeat, highly social lifestyle.

  • Four Seasons at Carolina Oaks offers newer homes and polished amenities in a smaller Bluffton setting. It is a strong fit for buyers who want a boutique community rather than a sprawling one.

  • The Haven at New Riverside is an established, intimate 500-home neighborhood with resale homes and a close-knit atmosphere. It suits buyers who value community scale and Bluffton convenience.

  • Four Seasons at Hilton Head Lakes is the newest and smallest of the five, with 312 planned homes in Hardeeville. It appeals to buyers who want new construction and a quieter, nature-oriented setting, but its major amenities are still being developed.

  • Abbey Glen at New River offers a smaller, low-maintenance neighborhood with a clubhouse, pool and fitness center. It appeals to active adults who want this lifestyle without a 55+ occupancy restriction.

There is no single “best” Lowcountry active adult community. The right choice depends on whether your priorities are golf, social life, a smaller neighborhood, new construction, resale variety or proximity to a particular part of the Lowcountry.

Lowcountry active adult communities at a glance

Community Location Approximate scale Home market Golf inside the community Distinctive character

Latitude Margaritaville Hilton Head Hardeeville About 3,000 planned homes New construction and resale No Entertainment, dining and resort energy
Four Seasons at Carolina Oaks Bluffton 559 planned homes Primarily newer homes, with resales appearing No Boutique scale and finished clubhouse amenities
The Haven at New Riverside Bluffton 500 homes Resale only No Established, intimate neighborhood

Abbey Glen at New River Hardeeville About 112 residences Resale No Low-maintenance, all-ages alternative

Community plans, fees, amenities, age-qualification rules and builder offerings can change. Buyers should review current governing documents, budgets and contracts for the specific property they are considering.

Sun City Hilton Head: the most choices and the broadest lifestyle

Sun City Hilton Head is the largest 55+ community in the Lowcountry. It stretches across a substantial area near Bluffton and Hardeeville and contains multiple amenity campuses, neighborhoods and gates. Its size creates a lifestyle that feels closer to a small town than a single subdivision.

According to Del Webb, residents have access to three golf courses, three fitness centers, six swimming pools, activity rooms, a woodworking shop, softball, billiards and other recreation. The community also supports a large network of chartered clubs and special-interest groups covering arts, photography, dance, travel, sports, service and social activities.

Housing is one of Sun City’s biggest advantages. Buyers can compare older and newer sections, attached and detached homes, different lot settings, resale properties with mature landscaping, and new-construction opportunities where available. Riverbend is a private residential enclave associated with the broader Sun City lifestyle and is often considered by buyers seeking larger or more distinctive homes.

Sun City Hilton Head may be the right fit if you want:

  • The greatest variety of clubs, activities and home styles

  • Golf within the community

  • An established social network and mature neighborhoods

  • Golf-cart-oriented daily life

  • Both resale and new-construction possibilities

Consider before buying: The community’s scale can be exciting, but it can also feel overwhelming to someone who prefers a small neighborhood. Location inside Sun City matters because drive times to amenities, gates and shopping vary from one section to another. Compare the home, neighborhood and amenity campus—not merely the Sun City name.

Latitude Margaritaville Hilton Head: social, lively and entertainment-driven

Latitude Margaritaville Hilton Head is a 55-and-better community in Hardeeville known for its colorful coastal style and entertainment-centered lifestyle. Its identity is more defined than that of most active adult communities: music, social gatherings, casual dining and resort-style recreation are central to the experience.

The community’s town-center amenities include a resort-style pool, fitness facilities, indoor and outdoor gathering areas, food and beverage venues, arts and activity spaces, live entertainment, sports courts and dog-friendly facilities. Homes include detached and attached designs, and buyers may find both builder opportunities and resales.

Latitude can be especially appealing to newcomers who want built-in opportunities to meet people. The social energy is a feature, not background scenery, so buyers should experience it in person before deciding whether it feels invigorating or busier than they prefer.

Latitude Margaritaville Hilton Head may be the right fit if you want:

  • Live music, events and a highly social atmosphere

  • A recognizable resort-inspired design and lifestyle

  • On-site dining and gathering places

  • Newer homes with multiple floor-plan options

  • A Hardeeville location with access to Bluffton, Hilton Head Island and Savannah

Consider before buying: Latitude is not a private golf community. Golfers can use courses throughout the region, but anyone who wants to drive a golf cart directly to a neighborhood course should compare Sun City. Buyers should also examine what is included in regular assessments and what may carry a separate charge.

Four Seasons at Carolina Oaks: newer homes with a boutique Bluffton feel

K. Hovnanian’s Four Seasons at Carolina Oaks is a gated 55+ community in Bluffton planned for 559 single-family homes. Its smaller scale is the central difference: it offers a full active-adult lifestyle without the geographic size or population of Sun City or Latitude Margaritaville.

The Palmetto Club is the community hub. Amenities include fitness and movement spaces, social and game rooms, an outdoor pool, pickleball and tennis, walking and biking opportunities, a dog park, community gardens, and outdoor gathering areas. Newer construction and contemporary floor plans are major draws, while a growing resale market allows some buyers to avoid the builder timeline.

Four Seasons at Carolina Oaks may be the right fit if you want:

  • A smaller, polished 55+ community in Bluffton

  • Newer single-family homes

  • Resort-style amenities without a massive campus

  • Pickleball, fitness and organized social activities

  • Convenient access to the greater Bluffton area

Consider before buying: The community does not have its own golf course. Compare builder pricing with resale homes carefully, including lot premiums, upgrades, warranties, landscaping responsibilities and the time required to complete a new home.

The Haven at New Riverside: established and close-knit

The Haven at New Riverside is a gated over-55 community in Bluffton with 500 homes. It is fully established and resale only, making it distinctly different from communities where active construction remains part of daily life.

The Haven’s amenities include the Retreat clubhouse, swimming pool, fitness center, tennis, pickleball, bocce and a dog park. Residents also participate in clubs, fitness classes and neighborhood events. Its location near the New Riverside area places it within reach of Old Town Bluffton, Savannah and Hilton Head Island.

The Haven often attracts buyers who want an active community but prefer to recognize neighbors and navigate a compact neighborhood. Because homes are resales, architectural finishes, renovations, and maintenance histories vary more than they do in a new builder collection.

The Haven may be the right fit if you want:

  • A smaller, completed community

  • An established neighborhood culture

  • Resale homes rather than an active construction environment

  • A clubhouse, pool, fitness and racquet sports

  • Bluffton and New Riverside convenience

Consider before buying: Resale-only inventory can be limited, and the right floor plan may not be available when you begin looking. Review the age and condition of the roof, HVAC system, windows, appliances and major updates, along with the association documents and reserve information.

Four Seasons at Hilton Head Lakes: the newest and smallest option

K. Hovnanian’s Four Seasons at Hilton Head Lakes is a new 55+ active-lifestyle community in Hardeeville with 312 planned homes. Its setting among lakes, wetlands and natural areas gives it a quieter identity than the entertainment-led atmosphere at Latitude Margaritaville.

Planned amenities include a clubhouse, fitness center, gathering and activity spaces, a resort-style pool overlooking a lake, pickleball, bocce and outdoor social areas. The builder currently says these major amenities are scheduled to open in winter 2027. That timeline is one of the most important differences buyers should understand: early residents gain access to new homes and a small-community opportunity, but they may live through ongoing construction while the neighborhood and amenities are completed.

The larger Hilton Head Lakes community includes golf, but buyers should verify current membership, ownership, access, and fees directly rather than assume golf is included with a Four Seasons home.

Four Seasons at Hilton Head Lakes may be the right fit if you want:

  • The smallest of the principal local 55+ communities

  • New construction in Hardeeville

  • A quieter lake-and-wetlands setting

  • The chance to join a community in its earliest stage

  • Planned pool, fitness, pickleball and social amenities

Consider before buying: Ask for the current amenity construction schedule in writing and determine what happens if plans or dates change. Confirm which facilities are open on your closing date, what temporary amenities exist, and how assessments work before the full amenity package is delivered.

Abbey Glen at New River: active adult living without an age restriction

Abbey Glen at New River is a small, low-maintenance community in Hardeeville with approximately 112 attached and detached residences. Community amenities include a private clubhouse, fitness room, swimming pool and outdoor gathering area with a fireplace. Its European-inspired architecture and compact scale create a different experience from the larger master-planned communities nearby.

Abbey Glen is frequently described online as an active adult or retirement community, which explains why buyers expect to see it in a Lowcountry comparison. The important distinction is that current local real estate sources identify Abbey Glen as non-age-restricted. It can therefore appeal to active adults who want a smaller, lower-maintenance community without the occupancy rules of a legally qualified 55+ neighborhood.

Abbey Glen may be the right fit if you want:

  • A compact community rather than a large master plan

  • Attached or detached low-maintenance housing

  • A clubhouse, pool and fitness center

  • A Hardeeville location near Bluffton, Hilton Head Island and I-95

  • An active-adult-style setting without a 55+ restriction

Consider before buying: Abbey Glen is not interchangeable with a legally age-qualified community. Buyers should verify the specific property’s condominium or association structure, maintenance responsibilities, insurance arrangement, fees, rental rules and current governing documents. Because online senior-housing directories sometimes classify Abbey Glen incorrectly, the recorded documents should control the final determination.

Which Lowcountry 55+ community is best for golf?

Sun City Hilton Head is the clearest choice for buyers who want multiple golf courses inside their active adult community. The other four communities do not offer the same integrated golf lifestyle. However, the Bluffton, Hardeeville and Hilton Head Island area has many public, semi-private and membership-based courses, so living outside Sun City does not prevent an active golf schedule.

Which community is best for new construction?

Latitude Margaritaville Hilton Head, Four Seasons at Carolina Oaks, Four Seasons at Hilton Head Lakes and portions of Sun City may offer new-construction opportunities, subject to current availability. The Haven is resale only. A resale can offer mature landscaping, a completed neighborhood and a shorter move-in timeline; a new build may offer current layouts and finishes but can involve premiums, construction timing and post-closing neighborhood development.

When visiting a builder, remember that the on-site sales representative works for the builder. A buyer may choose independent real estate representation, but it is wise to arrange that representation before the first visit and confirm the builder’s current registration procedures.

What about Hampton Lake, Hilton Head Lakes and Hilton Head Island communities?

Not every amenity-rich Lowcountry neighborhood is legally age restricted. Hampton Lake, the all-ages portions of Hilton Head Lakes, Hilton Head Plantation, Indigo Run, Dataw Island and other lifestyle communities may appeal to active adults, but they should not be described as 55+ communities unless the governing documents establish that restriction.

That distinction matters. “Active adult” is sometimes used informally to describe a lifestyle, while “55+” or “age qualified” refers to housing governed by specific occupancy rules. The U.S. Department of Housing and Urban Development explains the federal framework through the Housing for Older Persons Act. Every buyer should confirm the current age and occupancy requirements in the community’s governing documents.

How to choose the right active adult community

Touring clubhouses is useful, but the most revealing questions are about ordinary life. Before choosing a community, compare:

  1. Your real weekly routine. Will you use golf, pickleball, pools, clubs, fitness classes, live music or arts studios often enough to justify the costs?

  2. Community scale. Do you want an extensive calendar and thousands of potential connections, or a neighborhood where you are more likely to know familiar faces?

  3. Location. Test the drive to healthcare, groceries, Old Town Bluffton, Hilton Head Island, Savannah and the places you expect to visit regularly.

  4. New construction versus resale. Compare total costs, not merely base price or asking price. Include upgrades, lot premiums, inspections, warranties and future maintenance.

  5. Fees and financial documents. Review regular assessments, special assessments, transfer or capital fees, what the association maintains, and whether golf or other amenities cost extra. Our Lowcountry HOA, POA and regime fee guide explains the terminology.

  6. Rules that affect daily life. Confirm rental limits, guest policies, fencing, pets, parking, golf carts, home modifications and age-occupancy requirements.

  7. Development stage. In a newer community, ask which amenities are open now, which are planned, who controls the association and when control may transfer to homeowners.

The most reliable comparison is a lifestyle tour combined with a careful review of current listings and community documents. Visit at the time of day you expect to be active, speak with residents when appropriate, and drive from the prospective home to the amenities you would use most.

Frequently asked questions about Lowcountry 55+ communities

How many 55+ active adult communities are near Hilton Head Island?

There are five principal age-restricted active adult homeownership communities in the Bluffton–Hardeeville area near Hilton Head Island: Sun City Hilton Head, Latitude Margaritaville Hilton Head, Four Seasons at Carolina Oaks, The Haven at New Riverside and Four Seasons at Hilton Head Lakes. Abbey Glen is an additional active-adult-style option, but it is not legally age restricted.

Is Abbey Glen in Hardeeville a 55+ community?

No. Although Abbey Glen is often marketed toward active adults and is incorrectly labeled 55+ by some online directories, current local real estate sources identify it as non-age-restricted. It offers low-maintenance homes, a clubhouse, pool, and fitness center without the occupancy restriction of a qualified 55+ community.

What is the largest 55+ community in the Lowcountry?

Sun City Hilton Head is the largest. It has roughly 10,000 homes at full buildout, multiple amenity campuses, three golf courses and an extensive selection of clubs and activities.

What is the smallest 55+ community near Hilton Head Island?

Four Seasons at Hilton Head Lakes is planned for 312 homes, making it the smallest of the five principal local age-restricted communities. It is also the newest, and its major amenities are currently scheduled to open in winter 2027.

Which Lowcountry active adult community has golf?

Sun City Hilton Head has three golf courses within the community. Golf is not integrated in the same way at Latitude Margaritaville, Four Seasons at Carolina Oaks or The Haven. Four Seasons at Hilton Head Lakes is located within the broader Hilton Head Lakes development, but buyers should independently verify course access, membership and fees.

Which 55+ communities near Hilton Head offer new homes?

New-construction opportunities may be available in Sun City Hilton Head, Latitude Margaritaville Hilton Head, Four Seasons at Carolina Oaks and Four Seasons at Hilton Head Lakes. Availability changes. The Haven at New Riverside is a completed, resale-only community.

Which community is best for a lively social lifestyle?

Latitude Margaritaville Hilton Head has the most entertainment-centered identity, with live music, dining and resort-style gathering spaces. Sun City Hilton Head offers the broadest club and activity selection. The better fit depends on whether you prefer programmed entertainment or a large network of resident-led clubs.

Which 55+ community is best for buyers who want a smaller neighborhood?

The Haven, Four Seasons at Carolina Oaks and Four Seasons at Hilton Head Lakes are the principal smaller-scale choices. The Haven is established and resale only; Carolina Oaks combines newer homes with completed amenities; Hilton Head Lakes is new construction with major amenities still under development.

Are all Lowcountry active adult communities legally restricted to residents age 55 or older?

No. Some neighborhoods are attractive to active adults but are open to all ages. Age-qualified communities also have specific occupancy rules that may not require every resident to be 55. Buyers should review the current covenants and occupancy policies for the specific community.

Do 55+ communities include assisted living or medical care?

Generally, no. Active adult communities are designed for independent living and do not automatically provide assisted living, nursing care, or medical services. Buyers who need care services should evaluate those separately.

Can children or grandchildren visit a 55+ community?

Generally yes, but guest ages and the length or frequency of visits may be regulated. The exact rules differ by community, so buyers should read the current governing documents rather than rely on a general assumption.

Can I use my own real estate agent when buying new construction?

Usually, yes, subject to the builder’s current policies. Because the on-site representative works for the builder, buyers who want independent representation should select their agent before their first visit and make sure the agent is properly registered with the builder.
