September 2026 market update | Prepared October 21, 2026 | MLS data current as of October 10, 2026
What is happening in the Hilton Head, Bluffton and Hardeeville housing markets?
September’s housing market looked different depending on where you were looking. Buyers had fewer homes to choose from in Bluffton and Hilton Head’s detached-home market than a year ago. Hardeeville had more homes available, following the broader South Carolina trend. Prices and sales also varied, so understanding the neighborhood and type of home matters more than calling the whole area a “hot” or “cold” market.
It's a short drive from Hilton Head to Bluffton and Hardeeville, but the housing numbers can change quite a bit along the way. A buyer looking for an island home is facing a different set of choices from someone comparing properties in Hardeeville. Even on Hilton Head, attached and detached homes deserve separate conversations.
The September updates from Hilton Head Area REALTORS® (HHAR), alongside South Carolina REALTORS® market reports, help explain those differences. Here's how I'd use the numbers if we were talking about your next move.
South Carolina: more homes for sale, but prices are still edging up
Across the South Carolina REALTORS® reporting area, September closed sales fell 2.1% from a year earlier to 7,701. Available inventory rose 9.7% to 34,341 homes, while the median sale price increased 1.8% to $344,995. Months of supply rose from 4.1 to 4.4.
The year so far was steadier: January through September sales were up 1.9%, with a median price of $344,900, up 1.4%. September accepted offers fell 6.1%, however, which gives us a reason to watch the next few reports closely.
For buyers, more inventory can mean a better chance of comparing homes before choosing one. It hasn't meant a broad fall in prices. For sellers, it means the competition deserves attention. A home can still attract interest, but its price, condition and carrying costs need to make sense beside the other choices.
The local picture doesn't follow that statewide pattern neatly. Bluffton and Hilton Head detached inventory fell even as statewide inventory grew. Hardeeville offered more choice. That's why I start with the particular market you're shopping in.
September 2026 active inventory changed +9.7% statewide, -19.6% for Hilton Head detached, +0.5% for Hilton Head attached, -19.6% in Bluffton and +40.3% in Hardeeville.

Hilton Head Island: separate the attached and detached markets
Detached homes: fewer choices, with a fairly steady median price
Hilton Head's detached market recorded 69 September closings, down 6.8% from last year. The median price was $1.3 million, up just 0.2%, while available inventory fell 19.6% to 221 homes.
Fewer homes for sale can make a particular location or floor plan harder to find. It doesn't automatically mean buyers are rushing: January through September closings were down 3.5%, and homes averaged 113 days from listing to an accepted offer over that period.
If you're buying, it pays to know which features you're willing to compromise on before a suitable home appears. If you're selling, the smaller pool of competing listings helps, but recent sales of genuinely similar homes still offer a better pricing guide than the island-wide median.
Attached homes: a higher September median needs some context
The attached category had 66 September closings, down 12.0%, with 422 homes available, up 0.5%. Its $532,500 median was 18.3% above last September. Yet the January–September median was $525,000, up only 1.0%, and year-to-date sales were down 2.5%.
I'd be careful about reading that monthly price jump as an increase in every condo or villa's value. A different mix of sales can move the midpoint considerably. For a specific property, compare similar units and look closely at condition, fees, and ownership costs. HHAR's attached category is the category used here; it shouldn't be treated as identical to every other report's definition of a condo.
September medians compare the homes sold in each reporting area. Hilton Head attached and detached are shown separately.

Bluffton: a quieter September within a stronger sales year
For HHAR's Bluffton reporting area, covering ZIP codes 29910 and 29909, September brought 188 closings, down 6.0%. The median price eased 3.0% to $519,145. Inventory fell 19.6% to 679 homes, and new listings fell 45.6% to 168.
The nine-month view is useful here. Year-to-date closings rose 5.7% to 1,810, while the $537,000 median was nearly unchanged, down 0.1%. Compared with statewide sales growth of 1.9%, Bluffton's sales year was stronger, even though September alone looked slower.
My reading is that buyers are still completing purchases, but they aren't pulling the whole market's median sharply upward. For sellers, fewer competing listings can be helpful; it doesn't remove the need to price carefully. For buyers, a lower September median is a reason to study comparable sales, rather than assume every seller is ready for a large discount.
These are ZIP-code figures, so they describe a broader reporting area than the Town of Bluffton's municipal boundary. The neighborhood and home type still matter.
Hardeeville: more choice, with a September rebound
Hardeeville recorded 43 September closings, up 38.7% from 31 a year earlier. Its median price rose 8.1% to $535,000, while inventory increased 40.3% to 188 homes. New listings rose 9.5% to 46.
Those gains look different beside the year-to-date figures. January through September closings were down 21.2% to 319, and the $459,000 median was down 3.5%. Year-to-date new listings, meanwhile, rose 28.2% to 491.
Hardeeville's growing inventory follows the statewide direction, but its year-to-date sales decline is much sharper than the state's 1.9% gain. I see September as an improvement worth watching, with the broader year still calling for careful pricing.
Buyers may have more properties to compare, while sellers need to understand the alternatives buyers are touring. If new construction is on your list, compare the full written offer with resale options, including the price, completion timing, and terms of any incentives. The aggregate report doesn't separate those effects, so it can't tell us what caused the monthly price change.
Monthly versus year-to-date sales changes show why one September result does not describe the full year. Hardeeville: +38.7% in September, -21.2% year-to-date. Bluffton: -6.0% and +5.7%.

What should buyers and sellers do with these numbers?
If you're buying, begin with the monthly cost you're comfortable carrying, then narrow the search by location and property type. Purchase price is only part of that decision; insurance, taxes, association fees and maintenance belong in the same conversation. The Consumer Financial Protection Bureau's homebuying tools can help you prepare questions and compare loan offers. Freddie Mac's weekly mortgage survey provides a national rate reference, while your lender can explain the terms available to you.
If you're selling, ask what buyers could choose instead of your home today. In Bluffton or Hilton Head's detached market, that competing pool may be smaller than last year. In Hardeeville, it may be larger. The useful comparison is still the set of homes closest to yours in location, size, condition, and features.
Across all three markets, I'd watch accepted offers and new listings alongside closings. Closings tell us what buyers have already completed; contract activity gives us another view of what may come next. A single month is useful, but the next report will help us see whether September's changes continue.
Frequently asked questions
Are home prices falling in Hilton Head, Bluffton and Hardeeville?
There isn't one answer for all three. September's median was nearly flat for Hilton Head detached homes, rose for attached homes and Hardeeville, and fell in Bluffton. Year-to-date medians changed much less in Bluffton and Hilton Head, while Hardeeville's was down 3.5%. A median describes the homes that sold, not the value change of every home.
Is this a buyer's market or a seller's market?
The answer depends on the neighborhood, property type, and price range. South Carolina had 4.4 months of supply in September. Across the broader HHAR region, single-family supply was 3.9 months, and condo supply was 5.9 months. Those regional figures suggest different conditions, but don't establish a separate months-of-supply figure for each town.
Why did Hardeeville sales rise in September if year-to-date sales were down?
The comparisons cover different periods. September closings increased from 31 to 43, while January–September closings fell from 405 to 319. A stronger month can occur within a slower year.
How long are homes taking to sell?
September's average time from listing to an accepted offer was 118 days for Hilton Head detached homes, 108 days for attached homes, 123 days in Bluffton, and 111 days in Hardeeville. These are averages before closing, not promises about an individual listing's timeline.
Does the sale-to-list percentage include price reductions?
HHAR calculates it using the latest asking price, so earlier reductions from the original asking price aren't reflected in that comparison. The measure also leaves out seller concessions. Use it as context alongside a property's full listing history.
Where does this market information come from?
HHAR publishes monthly regional and local market updates using REsides MLS data. This article also uses South Carolina REALTORS®' September 2026 statewide report. The figures were current as of October 10, 2026, and may be revised. Market boundaries and participating MLS coverage vary between reports.

Unless identified as year-to-date, figures compare September 2026 with September 2025. Year-to-date means January through September. Active inventory is a month-end count. Prices and sale-to-list measures exclude concessions; percentages use published, rounded figures. Areas can overlap and should not be added together.
