Lowcountry Healthcare Expansion & Real Estate Update

The Lowcountry Healthcare Boom: What Bluffton, Hilton Head & Hardeeville’s Medical Revolution Means for Homebuyers
More than $390 million in announced hospitals and medical facilities—alongside Novant Health’s broader $2.4 billion coastal investment—is transforming healthcare across the South Carolina Lowcountry. The implications for homebuyers, community growth and long-term quality of life are significant.
| Major investment | Project |
|---|---|
| $320 million | Novant Health’s approved 50-bed Bluffton hospital |
| $45 million | MUSC Health Bluffton Medical Pavilion |
| $25.3 million | Planned Novant Health medical hub on Hilton Head Island |
The Lowcountry’s healthcare infrastructure is undergoing an extraordinary transformation. One that could make this already desirable coastal region an even more compelling place to call home.
If you have been watching the Bluffton, Hilton Head Island and Hardeeville real estate markets and wondering what is supporting their continued momentum, healthcare belongs near the top of the conversation. In 2026 and beyond, the region is welcoming new hospitals, specialty services, emergency care and modern outpatient facilities designed to serve its rapidly growing year-round population.
The scale is significant. The three major new projects highlighted here represent more than $390 million in announced investment. That comes in addition to Novant Health’s approximately $2.4 billion acquisition of three coastal hospitals and associated medical practices in 2024.
For prospective homebuyers, this is more than a healthcare story. Medical infrastructure shapes how confidently people retire, raise families, accept jobs, care for aging parents, and plan to remain in a community for the long term.
A New Full-Service Hospital for Bluffton
For years, many Bluffton residents have traveled to Hilton Head Island, Hardeeville, Beaufort, Savannah or Charleston for hospital-level and specialty care. That is beginning to change.
The South Carolina Department of Public Health approved Novant Health’s Certificate of Need application for the new Novant Health Bluffton Medical Center, a $320 million, 50-bed hospital anticipated to open in 2028.
This will not be a satellite clinic or urgent-care center. Plans call for a full-service hospital offering:
- Emergency and trauma care
- Medical and surgical services
- Intensive care
- Cardiology
- Neurology
- Orthopedics
- Labor and delivery
The hospital is expected to open with 50 beds and has been designed with the capacity to expand to 100 beds as regional needs grow. Novant Health has said the development could create as many as 1,000 Bluffton-area jobs over five years, an unusually meaningful infusion of year-round employment into the local economy.
Bluffton’s need for expanded care is supported by its remarkable growth. According to the U.S. Census Bureau, the town’s estimated population increased approximately 33% between April 2020 and July 2025.
While the larger hospital advances, Novant Health has already expanded immediate access through its 24-hour freestanding emergency department in Bluffton.
What the Bluffton Hospital Means for Homebuyers
A full-service hospital anchors a community in a way few other institutions can. It creates permanent positions for physicians, nurses, therapists, imaging technicians, administrators and support professionals. People who may purchase homes, raise families, patronize local businesses and become active members of the community. The economic influence also extends beyond the hospital campus. Medical practices, pharmacies, rehabilitation services, senior-care providers, restaurants, retailers and professional services often grow around large healthcare institutions.
Just as importantly, expanded local care helps address a question frequently asked by relocating retirees and families:
“Will I have access to excellent healthcare if I move here?”
A nearby hospital cannot guarantee health outcomes or property appreciation, but it can offer greater convenience and peace of mind. It also represents long-term institutional confidence in Bluffton’s continued development.
MUSC Health Opens a $45 Million Bluffton Medical Pavilion
Novant Health is not the only major system making a substantial commitment to Bluffton.
The Medical University of South Carolina invested approximately $45 million in the new MUSC Health Bluffton Medical Pavilion, which opened in June 2026 at 700 Buckwalter Towne Boulevard.
The three-story, 54,000-square-foot facility consolidates existing MUSC services while bringing additional specialty care closer to residents of Beaufort, Jasper and Hampton counties. Its services include:
- Adult and pediatric primary care
- A Hollings Cancer Center satellite clinic
- Oncology and infusion services
- Pediatric specialty and after-hours urgent care
- Pulmonary and sleep-lab services
- Vascular care
- Phlebotomy services
Patients can review current hours, specialties and appointment information through the MUSC Health Bluffton Medical Pavilion location page.
Having two of South Carolina and the Southeast’s most recognized healthcare systems invest heavily in Bluffton at the same time is extraordinary. It tells the story of where this community is headed, not simply toward continued population growth, but toward becoming a more complete and self-sufficient place to live.
These investments may reduce the need for some residents to travel to Savannah or Charleston for care while expanding Bluffton’s ability to support retirees, families and professionals throughout every stage of life.
A New Medical Hub Is Planned for Hilton Head Island
Hilton Head Island is also preparing for a major healthcare expansion.
In May 2026, Novant Health completed the purchase of the former Modern Classic Motors property at 355 William Hilton Parkway. The 4.57-acre site is planned for a new medical facility intended to expand healthcare access on the island, according to both Novant Health and the Town of Hilton Head Island.
The planned approximately 25,000-square-foot, $25.3 million medical hub could include services such as primary care, physical therapy and urology, although its final mix of services may evolve as planning proceeds. The project is expected to create approximately 50 jobs, according to Becker’s Hospital Review.
Designed as a comprehensive outpatient and primary-care destination, the hub should make medical services more accessible for island residents, second-home owners and year-round professionals. By bringing routine care, diagnostics, rehabilitation and selected specialties closer to home, it may reduce the inconvenience of traveling off-island for certain appointments.
This is a pivotal step in Hilton Head Island’s continued evolution from a celebrated seasonal destination into an increasingly full-service coastal community. Strong year-round healthcare infrastructure supports residents who want to age in place, families caring for older relatives, and employers seeking to attract skilled professionals.
Hilton Head’s established healthcare foundation remains Novant Health Hilton Head Medical Center, which has served the island and surrounding communities since 1975.
Labor and Delivery Consolidates in Hardeeville
The region’s transformation also includes a notable change in maternity care.
On July 17, 2026, labor and delivery services transitioned from Hilton Head Medical Center to Novant Health Coastal Carolina Medical Center in Hardeeville. Prenatal care and OB/GYN appointments continue at Novant Health’s Riverside Women’s Care locations, including the Hilton Head Island practice.
According to WTOC’s report on the transition, Coastal Carolina already handles most regional births and offers a Level II Special Care Nursery, 24-hour OB/GYN and anesthesia coverage, and expanded lactation services. Hilton Head Medical Center continues to provide obstetric emergency care and transfer capabilities through its emergency department.
Concentrating labor and delivery at Coastal Carolina is intended to place maternity patients, dedicated clinicians, technology, and specialized newborn resources in one central location. Although some island families will travel farther for delivery, the goal is a more consistently supported regional maternity-care environment.
The future Novant Health Bluffton Medical Center is also planned to include labor and delivery, with six delivery rooms and 12 postpartum recovery rooms.
Hardeeville: A Lowcountry Market Worth Watching
Hardeeville is quietly becoming a critical node in the Lowcountry’s healthcare network and an increasingly important community for homebuyers to understand.
With Coastal Carolina Medical Center anchoring the area, Hardeeville occupies a strategic position between Bluffton, Hilton Head Island, Savannah and Interstate 95. Its growing healthcare role allows it to serve not only its own residents but families across Jasper and Beaufort counties.
Its demographic growth is difficult to overlook. The U.S. Census Bureau estimates that Hardeeville’s population grew from approximately 7,500 in 2020 to more than 16,400 in 2025—an increase of nearly 119%.
As specialized maternity and medical services become more concentrated at Coastal Carolina, the hospital’s regional importance may continue to increase. That activity can encourage demand for nearby medical offices, pharmacies, senior services, restaurants, retail and housing.
For buyers, Hardeeville may provide something increasingly difficult to find elsewhere in the Lowcountry: relative value combined with access to healthcare, major transportation routes, employment centers and the lifestyle amenities of Bluffton and Hilton Head Island.
Continued growth does not guarantee property appreciation, and each neighborhood must be evaluated individually. Nevertheless, Hardeeville’s population trajectory, geographic position and healthcare infrastructure make it a market worth watching closely.
Why Healthcare Expansion Matters to Lowcountry Real Estate
Real estate conversations often center on location, schools, amenities and price trends. Yet access to high-quality healthcare is one of the most influential, and frequently undervalued, forces shaping where people choose to live.
A strong healthcare network improves everyday quality of life, provides reassurance during emergencies, helps older residents age in place and supports the year-round professional economy.
Here is why the Lowcountry’s healthcare transformation should matter to serious homebuyers.
1. It Attracts and Retains Residents
Homebuyers are not evaluating a property in isolation. They are considering whether the surrounding community can support their health, independence, and quality of life for years to come.
Healthcare access is particularly important to:
- Retirees planning to age in place
- Families with children
- People managing chronic health conditions
- Adult children caring for aging parents
- Professionals relocating for long-term employment
- Second-home owners seeking peace of mind while on the coast
As Bluffton, Hilton Head Island and Hardeeville expand their healthcare infrastructure, they address a significant concern for prospective residents: whether primary, emergency, diagnostic and specialty care will be available close to home.
2. It Creates Stable, Year-Round Employment
A $320 million hospital does far more than deliver medical care. It becomes a year-round economic anchor.
The hospital and its surrounding healthcare ecosystem can create permanent positions for physicians, nurses, technicians, therapists, administrators and support teams. Those employees need housing, dining, retail, childcare and professional services.
That economic base differs from one dependent primarily on seasonal visitation. Healthcare services are needed throughout the year, supporting employment and housing demand across multiple price points and household types.
Research from the Urban Institute describes hospitals and universities as anchor institutions whose direct spending also generates indirect and induced economic activity. The exact local effect will depend on hiring, construction, service patterns, and broader market conditions, but the potential influence extends well beyond a hospital’s walls.
3. It Supports a More Diverse Housing Market
Healthcare professionals do not represent a single buyer profile. A growing medical sector may introduce demand for:
- Condominiums and low-maintenance homes
- Entry-level and workforce housing
- Family-oriented neighborhoods
- Executive and luxury residences
- Active-adult communities
- Homes suited to multigenerational living
That diversity can help build a more balanced, resilient year-round community.
4. It Signals Long-Term Institutional Confidence
Healthcare systems do not commit hundreds of millions of dollars to new facilities without analyzing demographics, patient demand, workforce availability and projected regional need.
Novant Health’s future Bluffton hospital has even been designed for expansion from 50 to 100 beds. That does not guarantee a particular real estate outcome, but it is a meaningful indicator of how major institutions view the Lowcountry’s long-term trajectory.
Population growth attracts healthcare investment; stronger healthcare infrastructure can then make the region more appealing to future residents and employers. The two forces can reinforce one another over time.
5. It Strengthens the Case for Aging in Place
For many Lowcountry buyers, the goal is not simply to purchase a vacation property. It is to find a home and community that will continue to work for them later in life.
Proximity to primary care, emergency services, specialists, diagnostics, rehabilitation, and cancer treatment can become increasingly important with age. A home that feels ideal today may be more sustainable for the future when those services are readily accessible.
